New build - first time & need advice

Hi Everyone, new enthusiast here, have always been intersted in the Quadcopters, and due to circumstances, I've decided to build one to suit my current needs.

I jointly own a mechanical workshop, and we work late nights in an industrial area nearly every night. Recently and frequently there has been people trespassing and stealing items many times while we're still present. Not knowing until the next morning or so when noticing something amiss, and recollect hearing noises outside etc while working. Its probably not safe to go outside too much late at night to investigate, so I thought why not build a quadcopter that can surveil outside if we need to?

So effectively a very low lux camera? 0.00008lux star super low light camera or similar? or RunCam owl?
GPS for return to home capabilities
transmitting back to an iphone/android or tablet?
100m distance I guess
Associated flight computer that is compatible

Suggestions welcomed. Or is there a RTF that has good nighttime FPV? I couldnt seem to find any almost built and add your camera syle setups available?

Budget is as cheap as possible really

Have you considered security cameras?? I mean unless you want to live at your shop flying drones around I think thats your answer. Security cameras also have night vision. Maybe get some motion detectors/ alarms. I cant see drones as being your answer. Good luck.

There already are camera's, but its a large oddly shaped building with perimetre fencing a fair distance from the building and obstructions for field of view - in essence many black spots on CCTV. ...3-4 nights a week I end up sleeping on the couch in the office anyway

I'd advise still using the camera route, but add the ability for them to also alter their direction of attention.
This will not only eliminate blind spots, but also saves on the amount of cameras needed to cover the same area too.

I personally use the "X-10" series because they're dirt cheap (especially when compared to other off the shelf solutions)
I have a few "Ninja" base mounts that are triggered by different motion detectors that will pivot to look at the area motion
was detected in and also start recording if motion is detected for more than a moment or so.

Camera's are PTZ already. ... there are too many obstructions between the workshop and perimeter fencing which cannot be changed due to our lease

While I appreciate the advice GD, the option has already been looked into. Also due to lease conditions we cannot install any camera equipment on the perimetre fencing
